For sale: summer outdoors

Spring is here and quite a few homeowners are thinking about putting their home on the market. The question is, what will attract the most buyers in the shortest amount of time?

Homebuyers these days aren’t just looking for new kitchens and bathrooms; outdoor living space has also become a priority. In fact, most new homes are now being designed to include balconies, verandahs or a purpose-built outdoor living area.

What makes a good outdoor living area, that is likely to appeal to most homebuyers? It’s usually a place to sit, eat and spend time with family and friends, which means you’ll need a dining table, comfortable chairs, outdoor cooking facilities, lighting and, most importantly, shade from the hot summer sun.

Setting up a basic outdoor area will probably cost around $5,000. If you want to include luxuries like a swimming pool, spa and landscaping, the price will increase considerably. Before deciding to spend the extra, however, talk to your real estate agent about whether those features will actually impact the eventual sale price. It makes no sense to spend $20,000 putting in a pool if there’s no real demand.

Generally, buyers look for rear decks, patios, exterior lighting and an interesting garden.

An easy flow between indoors and the backyard is an inviting prospect: parents see themselves being able to keep an eye on the kids, and most people like the idea of being able to prepare a meal in the kitchen and take it outside to eat.

Screening from the neighbours is always important, where possible. If tall units overlook your backyard, construct a screen using trellis or bamboo plants to show buyers they can have some privacy.

Keep the area clear of leaves and dust at all times, so that buyers can imagine themselves enjoying the leisure rather than dreading the maintenance!
