Since 2007, every single year, I have proudly achieved the highest price for unit sales in South Brisbane. In 2015 I again achieved the highest average sale price as well as most dollar value of sales (rate my agent). I have also had the immense pleasure of holding an 80% market share of the unit sales in 4101’s premiere address of Lower River Terrace. This particular property was an amazing result because the highest price record for a 3 bed unit in the building and street was $1,400,000 which I set in 2009. To break a building and street record that no one came close to in 6 years, was very rewarding for my seller and I.
The beautiful marketing of this property attracted 3 strong buyers. The actual buyer saw the property featured in my weekly e-news. She was initially looking at houses in West End and was the under bidder at an auction that I sold just two weeks earlier. When she saw the photo’s on my site she immediately contacted her family in China and they flew in for a private inspection. I did a further two private inspections. After the first Saturday open home we had a further offer from our Chinese buyers. I negotiated the successful buyer up from $1,300,000 to $1,500,000 over the space of 48 hours. Although this was private treaty and not an auction, I also managed to negotiate the removal of a building and pest clause as well as removal of the finance clause. The only condition in place was a subject to Foreign Investment Review board approval clause as they were here on a 457 work visa. The approval was organised within 24 hours and two days after the first open home the property was sold for a new building and street record of exactly $100,000 more than the previous record price.
